Outline of Construction Standards

Architectural design, style of structure, materials, colors are very essential for the approval of residences to be built in the development. All plans must be submitted to and approved by the Architectural Review Committee (Committee) for approval before beginning construction.

1. Single story residences shall have a minimum of 2,200 square feet of living area. One and one-half story and two story residences shall have a minimum of 2,800 square feet of living area with a minimum of 1,800 feet of living area on the first floor.

2. Roof pitches shall be 4/12 throughout each residence. Areas of exception are bt committee approval only.

3. Roofing materials shall be tile or slate and shall be subject to Commitee approval.

4. All plate heights shall be a minimum of nine feet (9'-0") above finish floor level over 75% of the first floor of each residence, including garage.

5. Masonry veneer shall cover all exterior wall surfaces from first floor plate height to grade except areas under covered porches or patios. Accepted masonry materials include: stone, brick, stucco, and shall be subject to Committee approval.

6. All chimney structures shall be of masonry veneer and shall receive a masonry copper, or of painted steel chimney shroud subject to Committee approval.

7. All metal dormer or other skylight roof elements shall be fabricated of copper or galvanized iron painted to match shingle color or other approved color acceptable to exterior color cheme. Exposed plumbing vents, pvc, and galvanized metal shall be painted to match roofing material color.

8. Windows may be of wood, vinyl, vinyl clad or painted aluminum. No mill finish aluminum permitted.

9. All garages shall have overhead garage doors for access and closure and may be constructed of wood, vinyl or steel. No windows in doors shall be permitted. All doors shall be a shop built and applied design feature and shall be subject to Committee approval.

10. The Developer shall specify, provide and install a specific selcted "project mailbox" for each residence at lot owner's expense.

11. A screening wall, specifically design for the project, will be installed on lot lines between residences. The cost of the fence shall be shared by lot owners on both sides of the fence. All other fencing shall be subject to Committee apporoval.
