Outline of Construction Standards - October 8, 2002

1. Single story residences shall have a minimum of 2,200 square feet of living area. One and one-half story and two story residences shall have a minimum of 2,800 square feet of living area with a minimum of 1,800 feet of living area on the first floor.

2. Exterior plate heights shall be a minimum of nine feet above finish floor level over 75% of the first floor of the perimeter of the residence including garage.

3. Masonry veneer construction shall cover all exterior wall surfaces of structures from plate height to grade except those areas under covered porch or patios. Masonry veneer materials selection shall be subject to approval by the Architectural Review Committee.

4. All roofing materials installed only with the approval of the Architectural Review Committee.

5. All chimney structures shall be of masonry veneer, which includes stucco, and shall receive a masonry copper of painted galvanized iron chimney shroud constructed per the Architectural Review Committee specifications.

6. All metal dormer or other skylight roof elements shall be fabricated of copper or galvanized iron painted to match shingle color. All exposed galvanized roofing metal (chimney caps, valleys, furnace and dryer vents) shall be painted to match shingle color.

7. Windows may be of wood, vinyl, vinyl clad or aluminum clad wood. All aluminum clad windows shall be painted with no mill finish aluminum allowed.

8. All building plans including garage door design shall be submitted to the architectural review committee for approval including exterior color schemes. The committee shall have the right to make exceptions to the use restrictions in keeping with the quality standards imposed for the benefit of the neighborhood.

9. The Developer shall specify, provide and install a standard project mailbox for each residence at lot owner's cost.

10. Garage overhead doors may be of wood, vinyl or steel construction with no window elements included.
